Most surfaces in your home should never be disinfected

Disinfecting is a legal claim with a contact time attached, and reaching for it everywhere is how coatings get stripped and kitchens end up needing a rinse. Pick a surface to see which of the three jobs it actually gets.

Choose a surface

Sanitising means a 99.9% bacterial reduction. Disinfecting means the label's kill claim against listed organisms. Where a job calls for a disinfectant we use an EPA-registered product and follow its label; products on EPA List N are the ones registered against SARS-CoV-2. Sanitising is a 3-log (99.9%) bacterial reduction, not a disinfection claim. Anything above 200 ppm on a food-contact surface needs a potable-water rinse afterwards.

Four colours, and the bathroom stays in the bathroom

One cloth used in two rooms is how a home gets dirtier after a clean. Our crews carry a colour-coded set and a soiled bag, and nothing crosses a zone. Here is the whole system, chapter by chapter.

Red: the toilet itself

Pan, seat, cistern, base, flush handle and the floor within arm's reach

A red cloth never touches a sink, a tap or anything above waist height. When it leaves the toilet it goes straight into the soiled bag.

Basins, taps, tiles, mirrors, shower screens, tub and towel rails

Yellow never crosses into the kitchen. A limescale-loaded acidic cloth on a stone counter will etch it.

Dust mites die of thirst, not of vacuuming

In an allergy household the levers that matter are humidity, the number of passes over the pile and the water temperature in the wash. Roughly one in four Charlotte homes we clean has somebody with hay fever or asthma in it, so here is the whole protocol, in the order we work it.

Dry the air before you fight the mite

Dust mites cannot drink. They absorb moisture from the air, so humidity is the control, not vacuuming.

Dermatophagoides farinae is the common house dust mite in the Carolina piedmont, and our summers sit well above its comfort line. We leave a cheap hygrometer in the main bedroom on the first visit and log the reading every time. If the number will not come down, no amount of cleaning fixes the bedroom, and we say so.

The sealed-body test, not the HEPA sticker

Any machine can carry a HEPA sticker. The question is whether its airflow is forced through the filter or allowed around it.

The EN 1822 classes are measured at the most penetrating particle size, around 0.3 microns, which is the hardest case. We run H13 machines with a sealed body so the whole airflow goes through the filter instead of past it. Bags are changed at two thirds full, not when the machine stops picking up, because suction falls away long before that.

The pass pattern on carpet

One quick lap over a rug moves the surface fluff and leaves the load sitting at the base of the pile.

Allergen sits in the bottom third of a carpet pile, and it only lifts under repeated slow strokes with the beater bar engaged. High-traffic strips get the full eight passes, low-traffic edges get four, and hard floors are dust-mopped and damp-mopped rather than vacuumed so nothing gets flung back into the air.

Soft furnishings and the 130F rule

Bedding is where the mite population actually lives, and it is the one thing a wipe-down cannot reach.

Below about 130F a wash removes allergen but does not kill mites, so a cool-wash household needs the hot tumble-dry step instead. On the fourth visit of a recurring plan we lift the mattress protector, vacuum the mattress seams and both sides of the pillows, and damp-wipe the bed frame slats where skin scale collects.

We work ceiling fans and door tops first, soft furnishings next, then hard surfaces damp, and floors last on the way out. Dry dusting is banned on our crews because a feather duster is a particle launcher. If anyone in the house has asthma, ask us to book the visit for a morning so the air has the rest of the day to settle before bedtime.

What the eco label on the bottle actually means

Three of these marks are third-party standards with published criteria. The fourth is a word anybody can print. We buy to the first three, and we will send you the product list if you ask for it.

Green Seal GS-37

General-purpose, bathroom, glass and carpet cleaners

A product standard with a chemistry list and a performance test. A cleaner has to work as well as a conventional product to carry it, which is the part most green marks skip.

  • Caps volatile organic compound content by product category
  • Bans known carcinogens, mutagens and reproductive toxins
  • Requires dilution instructions and training material for concentrates
  • Requires proof of cleaning performance, not just a safer formula

The catch. It certifies the product, not the company. A firm can hold one certified counter spray and use anything it likes everywhere else.

EPA Safer Choice

Every intentionally added ingredient is screened

Run by the US Environmental Protection Agency. Each ingredient is checked against the Safer Chemical Ingredients List for its functional class, so a surfactant is judged against other surfactants.

  • pH kept inside a defined range for consumer products
  • Packaging and performance criteria as well as chemistry
  • A fragrance-free version is separately identified

The catch. Disinfectants cannot carry it. They are pesticides registered under FIFRA, so their equivalent mark is Design for the Environment (DfE).

UL ECOLOGO 2759

Life-cycle standard for hard-surface cleaners

Judges the product across its life, not only what is in the bottle: raw materials, manufacture, use and disposal, with a biodegradability threshold attached.

  • Restricts VOC content and aquatic toxicity
  • Requires ready biodegradability under OECD test methods
  • Limits packaging weight and requires recycled content
  • Third-party audited, with annual re-verification

The catch. Life-cycle marks are strong on environment and quiet on indoor air. Pair it with a low-VOC check if anyone in the house is fragrance sensitive.

"Non-toxic", "natural", "green"

Not defined, not certified, not checked by anyone

None of these words has a legal definition for cleaning products in the United States. A bottle can carry all three and still be the harshest thing under your sink.

  • No certifying body, no criteria, no audit
  • A green leaf on the label is artwork, not a mark
  • "Fragrance" on an ingredient list can stand for dozens of compounds
  • California SB 258 forces online ingredient disclosure, so read that list instead

The catch. If a cleaner tells you their products are non-toxic, ask which certification and which registration number. The answer is the whole answer.
